Sellers Process

• You may request a free, no-obligation appraisal of your home. Our appraisals will give you a fair market appraisal, giving you the best possible opportunity to sell your home in the least amount of time for what it is worth. The appraisal process is essential as we at OnePointFive do not believe in overvaluing properties merely to get the seller to sign a mandate with us.
• The seller has the option of a joint or a sole mandate. Regardless of mandate, we offer the same premium service to all our clients at a fixed fee of 1.5% (plus VAT), payable only on the successful sale of your home. Signing a sole mandate eliminates the risk of your home selling through another agent at a much higher commission and removes the possibility of paying a double commission.
• The mandate can be signed online via the OnePointFive platform - it's a user-friendly and intuitive process, allowing the completion of the mandate itself, a property disclosure report, and in the case of a CC, PTY, or a Trust, a resolution is generated and auto-filled. The mandate and accompanying documents can be digitally signed and saved to your dashboard. Should you choose not to follow the online process, one of our agents will gladly walk you through the process in person.
• Once the mandate is signed, OnePointFive will arrange for high-definition professional photography and videography and create a detailed listing of your property.
• Your property will subsequently be put to market and listed on the OnePointFive website, as well as Property 24 and Private Property. In addition to the above, our digital marketing team will give your property maximum exposure on various social media platforms, giving you the best possible chance of selling your property.
• Viewings will be arranged in the traditional manner, whereby an appointment will be made between the buyer, seller, and agent at a convenient time for all parties to view the property. Show days are to be discussed and scheduled accordingly.
• A potential buyer (who has been verified) can submit an online Offer to Purchase (OTP) via the OnePointFive Portal. The online OTP facility can be found on the property’s respective listing by clicking Submit Offer. Once submitted, you will be notified immediately via your dashboard and email. Upon receiving the OTP, you can accept, reject, or counteroffer, all in real-time. Once the negotiation is complete, each party must print, sign and upload a signed copy of the OTP to their respective dashboard within the offer validity period. As an alternative to the online offer and negotiation process, our clients can revert to the more traditional method of having an agent manually walk you through the process.
• On the successful signing of the OTP, the conveyancing attorneys will receive the same, again in real-time. This will start the flow of the transfer process through to registration. You will receive regular updates via your dashboard and be entitled to schedule services of 3rd party vendors such as mortgage brokers and compliance companies, to name a few.
• Your dashboard allows you to monitor the progress of the transfer process, as well as sends you regular updates via email right up to the point of transfer.
