Sellers Process

• You may request a free, no-obligation appraisal of your home. Our appraisals will give you a fair market appraisal, giving you the best possible opportunity to sell your home in the least amount of time for what it is worth. You are more than welcome to obtain other appraisals – you will get different estimates but they should all be within the same “ballpark”. The appraisal is not cast in stone and we are very amenable to further discuss it, should it not meet your requirements.
• Given our commission structure, we operate on the basis of a sole mandate for 2 months. Over 94% of our sales have been within the first 3 weeks of listing. Signing a sole mandate eliminates the risk of your home selling through another agent at a much higher commission and removes the possibility of paying a double commission. Buyers also benefit in that they know more of their offer is going into the back pocket of the seller.
• If you agree to proceed after agreeing a marketing price, the mandate can be signed in person with your agent or via e mail. If you have elected NOT to use any of our technology and would prefer everything to be done in person with your appointed agent (at no extra cost), then this can be done with pleasure – currently the preferred route of most Sellers.
  
  Alternatively, you can use our technology and our OnePointFive platform - it's a user-friendly and intuitive process and your nominated agent can further assist should you elect to go this route.
• Once the mandate is signed, OnePointFive will arrange at its cost for high-definition professional photography, videography and drone footage and create a detailed listing of your property.
• Your property will subsequently be put to market and listed on the OnePointFive website, as well as Property 24 and Private Property. In addition to the above, our digital marketing team will give your property maximum exposure on various social media platforms, giving you the best possible chance of selling your property. For properties valued at over R10 000 000 and for international exposure, we will also list on www.jamesedition.com, one of the world’s leading global marketplaces for luxury real estate, connecting high-net-worth buyers with premium homes across more than 120 countries.
• Viewings will be arranged in the traditional manner, whereby an appointment will be made between the buyer, seller, and agent at a convenient time for all parties to view the property. Show days are to be discussed and scheduled accordingly – all viewings strictly by appointment only and one every 30 minutes.
• If you have elected for all services to be in the traditional in person manner and through your appointed agent, then all offers to purchase will be presented to you in person. This is the preferred route of many sellers. Alternatively, if you have elected to receive offers online from buyers One Point Five has verified and via your OnePointFive dashboard, then your appointed agent will further assist you in this regard.
• On the successful signing of the offer to purchase (OTP), the conveyancing attorneys (who you select and the purchaser pays for) are sent a copy of the OTP. This will start the flow of the transfer process through to registration. They will provide you with regular updates to your contact details reflected on the OTP.
