No! At OnePointFive, we cater for everybody’s needs and understand that some people may not be fully comfortable with an online process. It is for this reason we offer the traditional in person service of one of our experienced agents, to walk you through the process step by step. It is entirely up to you how much or how little you choose to do online via our platform. Regardless, our fee for the Seller remains fixed at 1.5% plus VAT.

You save a considerable amount of money; we charge a fixed fee of 1.5% plus VAT. This amount is based on the agreed sale price and is only payable on successful registration of your sale (No sale = No Fee). Traditional agents can charge as much as 7%, one must remember that in addition to the 7%, VAT is also payable on this amount. With our low commission of 1.5%, you not only save on fees, but also on VAT payable on those fees.

The first step to having your property listed with OnePointFive, is to contact us, to arrange a FREE and of course fair market related appraisal of your property.

Once you have been presented your appraisal, and you are happy to proceed with listing your property, we will ask you to sign a mandate.

Thereafter, we will arrange for professional photography and videography, and the listing of your property on our website and various other platforms such as Property24 and Private Property, in addition to this, our digital marketing team will distribute the listing as they see fit on the various social media platforms available to us.

There are various types of mandates available, Open, Joint, and Sole. It will very much depend on what you have signed.

A sole mandate is more complex and specific to only one agent having the privilege of listing your property for a specified period of time. There may or may not be a break clause mentioned in this sole mandate, most traditional agencies tend to exclude a break-clause for obvious reasons, OnePointFive does not. The Consumer Protection Act allows for a 5-day cooling off period, allowing cancellation with no penalty payable.

Thereafter, if there is no break clause specified, a seller must give 20 days’ notice of the intention to cancel the mandate and will be subject to a penalty, the penalty is limited to cover only the costs already incurred by the estate agent, to include Marketing, travel, and telephone expenses.

In the event you have signed a Sole Mandate, one of our legal advisors will be more than happy to review your mandate and advise accordingly, ensuring we respect and comply with any existing mandates.

The property Practitioners Act of 2019 sets out that a property practitioner must not accept a mandate unless the Seller has provided them with a fully completed and signed, mandatory disclosure of the condition of the property for sale.

This report is required to be provided to a buyer prior to them making an Offer to Purchase.

Correct appraisal is essential, it is what stimulates the Buyers interest, creating the impression of good value, whilst attaining the best market value for you the Seller.

The over-valuing of a property turns buyers away and will lead to your property being on the market a lot longer than it needs to, causing a snowball effect in the long term, of either not being able to sell, or driving the price right down to get a sale.

As homeowners, we tend to assign an emotional value to our property, which more often than not is higher than the market related value. At OnePointFive, we will give you a Fair Marketed related appraisal, taking all factors into consideration leading to the successful sale of your property for the best possible price in a reasonable amount of time.

It is worth mentioning, that on occasion agencies will over value a property, with the intention of luring a Seller into signing a mandate, simply because they are told they can achieve a higher price by a particular agent.

At OnePointFive we are all about fair market appraisal, basing our appraisals on past and current trends specific to the area, statistics and of course what the market demands at the time.

The listing and marketing of your property is free of charge, you will only pay a fee 1.5% plus VAT of the selling price, on completion of a successful sale, i.e. on Registration of Transfer.

In terms of marketing, your property will be listed on our website, Property24, Private Property and various social media platforms such as Facebook and Instagram. We also have a team of Digital marketing experts working around the clock to ensure your listing gets the visibility it deserves.

Security is of paramount importance to us.

Buyers
Potential buyers can search and view listed properties without registering on our platform. They then have the option for registration to enable certain functions, such as search favorites, filters, and notifications, in order to do this, email verification is required. If a potential buyer, then decides to make an online Offer to Purchase, then further verification would be required via their mobile number.

We do not share, sell or distribute any of your information and our system is audited every 3 months to ensure that it is up to date security wise and not prone to cyber-attacks.

Sellers
Should a seller wish to list a property, they are required to get a appraisal of the property done, sign a mandate and provide a condition report. Again, the Seller has various stages of verification, allowing basic access to the platform, to the ability to sign a mandate, and receive an online Offer to Purchase. For the purpose of general use of the platform, email verification would be required. To then sign a mandate for example, further verification would be required via their mobile number.

It is important to remember, that should you wish, there is always an agent at hand ready to assist in person with any of the above processes.

Viewings will be arranged in the traditional manner, whereby an appointment will be made between the Buyer, Seller, and Agent at a convenient time for all parties to view the property. Show days are to be discussed and scheduled accordingly.

A potential buyer has the ability to submit an online OTP via the OnePointFive Portal. The facility to make an online OTP can be found on the respective listing of the property being sold. Once submitted, you will be notified immediately via your dashboard and via email. On receipt of the OTP, you have the ability to accept, reject or counteroffer, all in real time. Once the negotiation is complete, each party will be required to Print, Sign and Upload a signed copy of the OTP to their respective dashboard within the offer validity period.

As an alternative to the online offer and negotiation process, one always has the facility to revert to the more traditional method of having an agent walk you through the process manually.

Yes, you can. This can be done by way of negotiating through our platform to come to a final agreement with the Buyer.

Alternatively, this can be done by way of the hardcopy as mentioned above.

There is no limit to a Seller receiving offers, however, a buyer can only make one offer at any one time through our platform. As long as the seller has not accepted an offer, they may continue receiving them for consideration.

The conveyancers, (who would have been selected at the mandate stage) will be advised in real time by the OnePointFive platform, on receipt of this, it sets the transfer process in motion. For more on the transfer process please click here.

All funds for the process of the sale of your property will be handled by the Conveyancing Attorneys and their respective Trust account, to include deposits, full payment, and agent’s fees.

South African regulation stipulates that it is the Seller's right to appoint a conveyancing attorney, the buyer has no choice in this matter. If you have no personal experience with a Conveyancing Attorney, OnePointFive will be happy to give you options in terms of who you may want to use.

A selection of Conveyancing attorneys has access to the OnePointFive Platform allowing full integration with both the Seller and the Buyer and their respective dashboards, simplifying communication and enhancing transparency in the transfer process.

Should you choose a Conveyancing Attorney that does not yet have access to our platform, this can be arranged to offer access to your dashboard and simplify your process.

Selection of the Conveyancing Attorney will be discussed with you at the time of signing a mandate and an attorney appointed at this time, this streamlines the process once an offer has been accepted.

The process is not as daunting as you may think. The Conveyancers take care of the transfer itself, the process is helped along substantially by our system, allowing for a single point of access, to Buyer’s, Seller’s, Conveyancers, and ourselves. All relevant and requested documentation can be found on your dashboard, offering the facility to download, sign and upload as and when required and in real time.

Time to transfer varies, depending on a few factors such as response times from Municipality, Deeds Office, and various Homeowners Organisations. However, in general in the Western Cape, you are looking at about 8 weeks, and the rest of the Country about 12 weeks to transfer.

By regulation, the seller is obliged to obtain all necessary Compliance Certificates, at their expense for Electrical, Water, Gas, Beetle, and Electric Fence (if applicable) prior to transfer documents being lodged.

As not many Sellers are familiar with this process, the inspections can be made via the OnePointFive platform, allowing Sellers to liaise directly with pre-approved vendors. Using the online appointment calendar, a Seller can schedule an appointment at a time convenient to them to have the inspections carried out. Payment is made directly by the Seller to the 3rd party vendor.

Thereafter, the Certificates will be uploaded by the vendor to your dashboard and made immediately accessible to the Conveyancing Attorneys and buyers alike.

OnePointFive has launched in Cape Town, to include Southern Suburbs, Southern Peninsula, and the Atlantic Seaboard. We will be rolling out additional areas in Cape Town and its surrounds by the 1st Quarter of 2024. OnePointFive will then further extend its service in selected areas nationally, towards the middle of 2024.

OnePointFive is currently web based for both Mobile and Desktop users, and plans to launch our app in the 1st quarter of 2024.
