No! At OnePointFive, we cater to everyone’s needs and understand that some people may not be fully comfortable with an online process. It is for this reason that we offer the traditional in-person service of one of our experienced agents, to walk you through the process step by step - currently the preferred route of Sellers and Buyers. It is entirely up to you how much or how little you choose to do online via our platform. Regardless, our fee for the Seller remains fixed at 1.5% plus VAT with a minimum charge of R 40 000 plus VAT.

The first step to having your property listed with OnePointFive is to contact us, to arrange a FREE and, of course, fair market related appraisal of your property.

Once you have been presented with your appraisal, and you are happy to proceed with listing your property, we will ask you to sign a mandate.

Thereafter, we will arrange for professional photography and videography, and the listing of your property on our website and various other platforms such as Property24 and Private Property, in addition to this, our digital marketing team will distribute the listing as they see fit across the various social media platforms available to us.

You save a considerable amount of money; we charge a fixed fee of 1.5% plus VAT, with a minimum charge of R40 000 plus VAT. This amount is based on the agreed sale price and is only payable on successful registration of your sale (no sale = no fee). Traditional agents can charge as much as 7%. One must remember that, in addition to the 7%, VAT is also payable on this amount. With our low commission of 1.5%, you not only save on fees, but also on VAT payable on those fees. There are various types of mandates available, Open, Joint, and Sole. It will very much depend on what you have signed.

A sole mandate is more complex and specific to only one agent having the privilege of listing your property for a specified period of time. There may or may not be a break clause mentioned in this sole mandate, most traditional agencies tend to exclude a break-clause for obvious reasons, OnePointFive does not. The Consumer Protection Act allows for a five-day cooling off period, allowing cancellation with no penalty payable.

Thereafter, if there is no break clause specified, a Seller must give 20 days’ notice of the intention to cancel the mandate and will be subject to a penalty, the penalty is limited to cover only the costs already incurred by the estate agent, to include marketing, travel, and telephone expenses.

In the event that you have signed a Sole Mandate, one of our legal advisors will be more than happy to review your mandate and advise accordingly, ensuring we respect and comply with any existing mandates.

Correct appraisal is essential, it is what stimulates the Buyer's interest, creating the impression of good value, whilst attaining the best market value for you, the Seller.

The over-valuing of a property turns Buyers away and will lead to your property being on the market for a lot longer than it needs to, causing a snowball effect in the long term, of either not being able to sell, or driving the price right down to get a sale.

As homeowners, we tend to assign an emotional value to our property, which more often than not is higher than the market-related value. At OnePointFive, we will give you a fair market-related appraisal, taking all factors into consideration leading to the successful sale of your property for the best possible price in a reasonable amount of time.

It is worth mentioning that, on occasion, agencies will overvalue a property with the intention of luring a Seller into signing a mandate, simply because they are told they can achieve a higher price with a particular agent. Feel free to obtain other valuations and then have a discussion with us.

At OnePointFive we are all about fair market appraisal, basing our appraisals on past and current trends specific to the area, statistics and of course, what the market demands at the time.

The listing and marketing of your property is free of charge. You will only pay a fee of 1.5% plus VAT of the selling price, on completion of a successful sale, i.e. on registration of transfer.

In terms of marketing, your property will be listed on our website, Property24, and various social media platforms such as Facebook and Instagram. For higher-value properties that warrant international advertising exposure, we also advertise on JamesEdition.com. JamesEdition is the premier global marketplace for luxury real estate, connecting high-net-worth buyers with exclusive properties. We also have a team of digital marketing experts working around the clock to ensure your listing gets the visibility it deserves.

The Property Practitioners Act of 2019 sets out that a property practitioner must not accept a mandate unless the Seller has provided them with a fully completed and signed mandatory disclosure form regarding the condition of the property for sale.

This report is required to be provided to the Buyer prior to them making an Offer to Purchase.

OnePointFive has launched in Cape Town, including the Southern Suburbs, the City Bowl, Southern Peninsula, and the Atlantic Seaboard. We will be rolling out additional areas in Cape Town and its surrounds by the second quarter of 2026.

There is no minimum, but we are limited to our current operational areas. Please check with us to see if we are operational in your area. There is a minimum charge of R40 000 plus VAT, or 1.5% plus VAT (whichever is greater).

Viewings will be arranged in the traditional manner, whereby an appointment will be made between the Buyer, Seller, and Agent at a convenient time for all parties to view the property. Show days will be discussed and scheduled accordingly. We have a policy of viewings by appointment only.

If you have elected to do everything in person (currently the preferred route of Sellers and Buyers,) then all offers received will be discussed with you in person.

If you would like to use our technology to receive and negotiate an offer online, then please speak to your agent about how to do this.

Yes, you can. This can be done by way of simply crossing out and signing the revised purchase price on the hardcopy of the Offer via your agent.

Alternatively, this can be done through our system. Please speak to your agent as to how to do this.

The conveyancers, (who would have been selected at the mandate stage) will be contacted with a copy of the Offer, and on receipt of this, it sets the transfer process in motion. For more on the transfer process please click here.

All funds for the process of the sale of your property will be handled by the Conveyancing Attorneys and their respective Trust account, including deposits, full payment, and agent’s fees.

We do not operate a Trust account.

South African regulation stipulates that it is the Seller's right to appoint a Conveyancing Attorney; the Buyer has no choice in this matter. If you have no personal experience with a Conveyancing Attorney, OnePointFive will be happy to give you options in terms of who you may want to use.

Selection of the Conveyancing Attorney will be discussed with you at the time of signing a mandate, and an attorney will be appointed at this time. This streamlines the process once an offer has been accepted.

The process is not as daunting as you may think. The Conveyancers take care of the transfer itself, and, the process is helped along substantially by our system, allowing for a single point of access for Buyers, Sellers, Conveyancers, and ourselves.

Time to transfer varies, depending on a few factors such as response times from the Municipality, Deeds Office, and various Homeowners Organisations. However, in general, in the Western Cape, you are looking at about 8 weeks, and in the rest of the country, about 12 weeks to transfer.

By regulation, the Seller is obliged to obtain all necessary Compliance Certificates, at their expense, for Electrical, Water, Gas, Beetle, and Electric Fence compliance (if applicable) prior to the transfer documents being lodged. This is normally done once an Offer has been accepted.

In this current digital age, we at ONEPOINTFIVE place an exceptionally high value on your right to privacy and the importance of responsibly using your data and personal information in compliance with all the legal requirements of the Protection of Personal Information Act, 2013 (“POPIA”).

This privacy notice outlines the personal information we collect from you, how we use the information we collect, how you might access it and how we share information.

What personal information will we collect
As soon as you use our services by browsing and interacting with us on our website and mobile applications, we automatically collect certain personal information in our system logs such as your IP address, web browser and operating system type and version, language and cookie settings, etc as well as how you use our site, the pages visited, properties viewed, pages navigated and which property searches you performed and when browsing.
When you choose to create a profile on our platform (the process of which is briefly set out below), we will collect the following basic personal information from you:-
1. Your full names and surname
2. Your email address and
3. Contact mobile number
To enable your profile to be created, you will need to log in to open an account. You will then receive an email from ONEPOINTFIVE requesting you to confirm your email address. In the event that you wish to submit an online mandate to sell your property, or wish to make an online offer in respect of a property listed on our website, you will be required to upload a copy of your Identity Document (or Passport as the case may be) and also enter your cell number in the relevant field. ONEPOINTFIVE will send a verification code to your cell-phone number. Once the correct verification code has been typed in, your profile will confirm that you have been verified.
In the event that you are a minor (under the age of 18 years), we will require the consent of your parent or legal guardian in addition to the above.
What we do with your personal information
We use the personal information collected from you to enable you to utilise our platform, enable us to communicate with you, whether it be to provide services and marketing material to you and/ or alerting you to new properties for sale matching your criteria (if so elected to be notified), assist us with administration and/or processing any offer, communication or transaction you have initiated or expressed an interest in, respond to any queries you may have and generally manage a mutually beneficial relationship with you.
In the event that you have given us the consent to do so, we may use your personal information for other similar purposes, including marketing and promotions, statistical and/or data analysis.
We may on our platform, provide links to additional linked services i.e recommended compliance companies, however as these services are not part of ONEPOINTFIVE and managed outside of our platform, the privacy policies of each linked services will apply and the use of those services will be at your discretion.
Security measures – looking after your personal information
In line with our policy of taking your right to privacy and security seriously, we restrict the amount of personal information collected to the minimum as described above and will not retain any personal information for any period longer than for which it was originally intended.
We will treat your personal information as confidential and ensure that all employees of ONEPOINTFIVE, agent/s or third party service providers will adhere to confidentiality of your information.
As far as possible within our reasonable control, we take appropriate technical and organisational security measures and ensure that adequate controls are in place to ensure your personal information is secure and protected against unauthorised access and use, and will promptly notify you in the event that we become aware of any unauthorised use or disclosure of your personal information.
ONEPOINTFIVE will never sell or transfer any of your personal information to a third party without your consent.
Should ONEPOINTFIVE be sold or integrated with or merged with another business, the rights to your personal information may be transferred to the new owner/s, we will use reasonable efforts to notify you of this change. In the event that you are not in agreement with the transfer of information, you may exercise your right to be removed from our systems.
How can you access your personal information?
You have the right to obtain access to any of your personal information we may hold.
In the event that any of your personal information has changed, or in the event that you would like to review, amend or delete any of your personal information, you can log into your profile and make the changes to your personal information as required by you.
Your rights
Where it may have been necessary to get your consent to use your personal information for any purpose other than set out above, or should you not wish to receive nay marketing and promotional information from ONEPOINTFIVE, you have the right to withdraw your consent. If you withdraw your consent, we will cease using your personal information which will not affect all actions in respect of processing your personal information prior to your withdrawal.
You have the right at any time to lodge a complaint with ONEPOINTFIVE if you are dissatisfied with how we have utilised your personal information by sending an email to complaints@onepointfive.co.za briefly detailing the back-round of your complaint.
